I have scanned and stored all our vital documents, videos and photographs online and there are other small assets and essential documents which we keep in a small case, similar to a carry-on baggage.
In case of a fire accident at home, this carry-on case, my laptop and iPad are the things that we will make as much effort to get these things out.
My handbag, my phone and teddy bear! I have lived in apartment blocks for a long time and there are invariably fire alarms set off and those are the three things that I always take before leaving the building.
my laptop, because it contains so much of my life, work and photo memories; my one and only 1,000 recipes cook book; and my wallet which contains my passport and all IDs because if my house was burning down I would completely loose it if I had to then be cashless and having to negotiate new cards and passport with any bank or authority.
A watercolour done by my great grandfather & his 100 year old A2 size certificate for service as a volunteer fire fighter (irony?!). They can never be replaced and are important to me. I used to think I'd grab my laptop but all my important stuff is in 'the cloud' now so possibly not. Maybe some form of ID but even that's replacable.
My Dogs,of course(there are 3 of them,but we shall count this as ONE!!!)My laptop,as it contains my 1000's of photos and other precious info!,and my purse with all the ID crap in it!!! Why does it have to be only THREE?!! Hang on!! Hold It!!!! My purse is in the laptop bag,so I have another choice! My collection of antique books and jewellery!!! Gosh I am a good cheat at stretching a number,eh?!!!!!!
Since you said not including people and animal - I would probably go for that box of treasures(containing everything from the first lock of hair of my kids, phots, papers to the JP seal of my late grandfather), My handbag ( which has medications, car keys and wallet)...my escape probably would be to drive through the closed garage door simply because I wouldn't want my car to burn! (insured I know but still...)

left me Oh so hard to think of lifetime of treasures that mean so much.And I live
in 2 story unit how do you get the things out quickly!!!!
Since my cat is covered, I would grab my bug-out bag (not yet a reality - so if not I would grab bottles of drinking water - as much as I could carry), my personal bag (knapsack used as a purse) and as many library books as I could grab.
